Discovery Plains - Olds, Alberta, Canada

The first step before we begin the development process on this land is to sell the majority of all land units to individual buyers with La Terra Ventures Inc retaining an interest in the project. Once the project is 100 % sold out to individuals the process of giving ownership to each new purchaser will then begin. This will be by way of a Transfer of Land being registered at Alberta Land Titles which will provide each new purchaser a Certified Copy of Title. These individual titles will show ownership in relation to their interest purchased in the Discovery Plains lands. All relative paper work and legal documents will also form part of the purchase of each land unit sold.

The subject property which already sits within and forms a part of larger planning area has been recently annexed into the town boundary for future development. This step adds another layer of certainty that these lands will be developed at some point in time. With the La Terra Ventures Team it will move to the next step of the Planning Process which will be to obtain an approved Area Structure Plan. This plan which is the first big step in the planning process which provides a general framework for planning and development of an area by describing general land uses, open space systems, population density, the location of major transportation routes, the location and method of utility servicing.

La Terra Ventures Inc. as a part owner/operator will manage on behalf of all other joint venture landowners the many stages to this plan that will look to transform this 132 acre site to a vibrant and prosperous residential community combined of single & multi family areas and possibly some commercial areas. In providing these joint venture lands with a separate operating account known as the Administration Fund Account, which will be set up for the purposes of paying for any related costs of the planning process on this land.

La Terra Ventures Inc. on behalf of all joint venture landowners will look to sell Discovery Plains in whole to a purchaser during the estimated 3 – 5 year time frame.  The sale of lands will be subject to a 60% vote of yes from all joint venture landowners at that time.
