HERITAGE HEIGHTS PHASE II - SOLD OUT
The Highlights…
- Strathmore’s 2010 Census population was 12,139 which has more than doubled since 1997
- The 2010 annexation involved approximately 18.5 quarter sections (or 2,960 acres) including Heritage Heights from Wheatland County into the Town of Strathmore
- The annexed lands will supply residential, commercial and industrial land uses, allowing for expanded and comprehensive municipal infrastructure development
- In January 2010, the Town of Strathmore announced that the East Calgary Regional Waterline (ECRW) was successfully put into service. The Town of Strathmore is now being supplied potable water through the ECRW from the City of Calgary that will accommodate future residential, commercial and industrial growth
- With annexation, the Town of Strathmore has the land, water and sanitary capacity to comfortably grow to 50,000 people
- The property has adjacent road access on the east and south boundaries, providing quick and easy access in and out of the area; the entire southern portion of the property is adjacent to developed residential property
- Strathmore is a safe, booming town that also has the advantage of being a satellite community to Calgary, affording its residents the charm of country living with the convenience of city amenities
- Strathmore is divided by the Trans Canada Highway which provides a direct 20-minute commute to Calgary’s city limits as well as daily public transportation services that runs in both directions
- To meet its growing needs, Strathmore offers a wide array of shopping facilities, both public and private schools, a hospital, extended care facilities, seniors’ lodging, ambulance service, an RCMP detachment, Peace Officers, a fire department, 2 community newspapers, a family centre with two ice rinks (1 regular & 1 Olympic), a multi-use aquatic centre, hiking trails, parks, and is home to one of the finest 18-hole golf courses in Southern Alberta
- Strathmore has an existing and rapidly expanding economic base in the oil, natural gas, agriculture and manufacturing industries
- Strathmore has garnered national recognition for its environmental stewardship and its successful diversion rate for recycled materials, which is higher than the national average at 29%
- Due to new businesses and accelerated residential growth, Strathmore has been able to significantly drop the mill rate, allowing an elevated level of management and focus on planned projects to sustain growth such as water, wastewater, road infrastructure and community planning
- Approximately 580 acres of new light and heavy industrial lands will soon be ready for growth inside the town, just off the Trans Canada Highway. Serviced industrial land will be available at around $200,000 per acre to attract operators and other users to the region
- Strathmore is looking for more affordable housing to meet increasing demands, allowing for potential future planning of the Heritage Heights lands to accommodate approximately 7 – 8 lots per acre
