The Steps…
1. La Terra Ventures sources out prime raw land in the direct path of future development. In most cases these lands are adjacent to newly developed properties within town or city limits
2. La Terra Ventures performs a lengthy and detailed due diligence on the property
3. La Terra Ventures secures the land
4. La Terra Ventures sells the majority of land to investors through affordable Undivided Interest units. The owners of La Terra Ventures typically retain a minimum of 5% of the units
5. Investors purchase in increments of 1/5 acre (8,712 sqf) units
6. Investors receive a Certified Copy of Certificate of Title which reflects their interest in land purchased by them
7. Investors have a say in every major pre development process including the final sale of the whole property, by way of a private vote in person or by proxy (mailed vote)
8. La Terra Ventures as the manager of the project, facilitates certain pre development stages on behalf of the owners
9. La Terra Ventures on behalf of all owners will look to sell the property in whole to a purchaser during the estimated 3 – 5 year time frame.
10. After receiving a 60% or more vote of yes and the land sells, all owners receive the same profits based on the quantity of units each individual purchased
